Es tracta d\u2019una mesura que impacta directament milers de <strong>comunitats de propietaris<\/strong>, <strong>empreses de manteniment<\/strong> i <strong>titulars d\u2019instal\u00b7lacions elevadores<\/strong> arreu de l\u2019Estat espanyol. <\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-section elementor-top-section elementor-element elementor-element-52d67cc elementor-section-boxed elementor-section-height-default elementor-section-height-default\" data-id=\"52d67cc\" data-element_type=\"section\" data-e-type=\"section\">\n\t\t\t\t\t\t<div class=\"elementor-container elementor-column-gap-default\">\n\t\t\t\t\t<div class=\"elementor-column elementor-col-100 elementor-top-column elementor-element elementor-element-436bd1d\" data-id=\"436bd1d\" data-element_type=\"column\" data-e-type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-28e70cb elementor-widget elementor-widget-heading\" data-id=\"28e70cb\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Quins s\u00f3n els canvis que introdueix el Reial decret 355\/2024?<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-c89830b elementor-widget elementor-widget-text-editor\" data-id=\"c89830b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Respecte a la normativa anterior, el Reial decret 355\/2024 no es limita a establir condicions m\u00ednimes de funcionament. De fet, proposa una <strong>revisi\u00f3 integral dels ascensors existents<\/strong> i marca un abans i un despr\u00e9s en la manera en qu\u00e8 s\u2019han de gestionar, mantenir i modernitzar aquests equips. <\/p>\n<p>Entre les principals novetats que incorpora, i que han de tenir en compte tant comunitats com propietaris i titulars d\u2019ascensors, destaquen:<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a2b8161 elementor-widget elementor-widget-heading\" data-id=\"a2b8161\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Noves obligacions de manteniment preventiu i la seva periodicitat m\u00ednima<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-311c7b1 elementor-widget elementor-widget-text-editor\" data-id=\"311c7b1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Com afecta la <a href=\"https:\/\/www.aszende.com\/ca\/blog\/itc-manteniment-ascensors\/\">ITC en el manteniment d\u2019ascensors<\/a>? A partir de l\u2019entrada en vigor del Reial decret 355\/2024, totes les empreses conservadores estan obligades a desenvolupar i aplicar un <strong>pla de manteniment preventiu espec\u00edfic<\/strong> per a cada instal\u00b7laci\u00f3 d\u2019ascensor. Aquest pla ha de seguir els criteris establerts per la norma UNE 58720, detallant clarament les operacions t\u00e8cniques que s\u2019han de dur a terme, els recursos humans i materials necessaris, la durada estimada de cada revisi\u00f3, aix\u00ed com els <strong>elements cr\u00edtics a inspeccionar<\/strong> en cada cicle de manteniment. <\/p>\n<p>Un dels canvis m\u00e9s rellevants \u00e9s la <strong>periodicitat m\u00ednima<\/strong> de les visites de manteniment. Per a equips instal\u00b7lats en habitatges unifamiliars o en edificis amb fins a tres parades que no estiguin en servei m\u00e9s de 20 vivendes, el manteniment podr\u00e0 fer-se <strong>cada 4 mesos <\/strong> com a m\u00ednim. En el cas de tots els altres ascensors \u2014incloent-hi els d\u2019\u00fas intensiu en comunitats de ve\u00efns, edificis p\u00fablics, hospitals, centres comercials o escoles\u2014 s\u2019estableix una freq\u00fc\u00e8ncia m\u00ednima d\u2019una <strong>revisi\u00f3 mensual<\/strong>, amb un interval no inferior a 20 dies ni superior a 45 dies entre cada visita obligat\u00f2ria.  <\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ccc7a10 elementor-widget elementor-widget-heading\" data-id=\"ccc7a10\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Inclusi\u00f3 d\u2019elements obligatoris per garantir l\u2019accessibilitat<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b48ff3f elementor-widget elementor-widget-text-editor\" data-id=\"b48ff3f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>El principi <strong>d\u2019accessibilitat universal<\/strong> \u00e9s un dels eixos centrals del Reial decret 355\/2024, que estableix que tots els ascensors en servei han de ser utilitzables per qualsevol persona, independentment de la seva edat o condici\u00f3 f\u00edsica.<\/p>\n<p>Per assolir aquest objectiu, la normativa incorpora <strong>elements obligatoris<\/strong> que facilitin l\u2019\u00fas de l\u2019ascensor a persones amb mobilitat redu\u00efda, persones grans i altres usuaris amb necessitats espec\u00edfiques. Entre aquests elements es troben: <\/p>\n<ul>\n<li>Botoneres a altures accessibles, pensades per a usuaris en cadira de rodes<\/li>\n<li>Senyalitzaci\u00f3 en braille i en relleu, per a persones amb discapacitat visual<\/li>\n<li>Indicadors ac\u00fastics i senyals sonores d\u2019aturada o arribada<\/li>\n<li>Cabines amb dimensions m\u00ednimes normatives, que permetin l\u2019acc\u00e9s i maniobra de cadires de rodes o carretons<\/li>\n<li>Portes d\u2019obertura autom\u00e0tica o amb temps suficient per permetre el pas segur<\/li>\n<\/ul>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-237add2 elementor-widget elementor-widget-heading\" data-id=\"237add2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Revisi\u00f3 dels protocols d'inspecci\u00f3 peri\u00f2dica i criteris d'avaluaci\u00f3<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f5dddce elementor-widget elementor-widget-text-editor\" data-id=\"f5dddce\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Un altre canvi que introdueix el Reial decret 355\/2024 \u00e9s el refor\u00e7 de la vigil\u00e0ncia sobre els ascensors en servei. Si b\u00e9 es mant\u00e9 la periodicitat actual de les inspeccions, s\u2019estableixen <strong>criteris m\u00e9s estrictes d\u2019avaluaci\u00f3. <\/strong> <\/p>\n<p>Les inspeccions hauran de ser realitzades per <strong> organismes de control acreditats<\/strong>, i els informes presentats davant l\u2019organisme competent corresponent. S\u2019hi defineixen nous punts de verificaci\u00f3 obligat\u00f2ria, especialment en equips antics, amb l\u2019objectiu de garantir un est\u00e0ndard m\u00ednim de seguretat en tot el parc d\u2019ascensors. <\/p>\n<p><strong>Principals criteris d\u2019avaluaci\u00f3:<\/strong><\/p>\n<ul>\n<li>Exist\u00e8ncia i funcionament del sistema de comunicaci\u00f3 bidireccional a la cabina<\/li>\n<li>Protecci\u00f3 contra moviments incontrolats de la cabina i exc\u00e9s de velocitat en baixada<\/li>\n<li>Estat estructural correcte de guies, cables, portes i politges<\/li>\n<li>Protecci\u00f3 dels elements mec\u00e0nics en moviment<\/li>\n<li>Compliment de dimensions m\u00ednimes de cabina i portes, entre altres<\/li>\n<\/ul>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-section elementor-top-section elementor-element elementor-element-eee4f6a elementor-section-boxed elementor-section-height-default elementor-section-height-default\" data-id=\"eee4f6a\" data-element_type=\"section\" data-e-type=\"section\">\n\t\t\t\t\t\t<div class=\"elementor-container elementor-column-gap-default\">\n\t\t\t\t\t<div class=\"elementor-column elementor-col-33 elementor-top-column elementor-element elementor-element-b3e6d47\" data-id=\"b3e6d47\" data-element_type=\"column\" data-e-type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-63a2b13 elementor-widget elementor-widget-heading\" data-id=\"63a2b13\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Actualitzaci\u00f3 dels requisits t\u00e8cnics per a equips antics<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5a3d251 elementor-widget elementor-widget-text-editor\" data-id=\"5a3d251\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>El Reial decret 355\/2024, a trav\u00e9s de la nova ITC AEM 1, obliga a <strong>modernitzar els ascensors<\/strong> instal\u00b7lats segons normatives anteriors. Es requereixen millores com: <\/p>\n<ul>\n<li>Comunicaci\u00f3 bidireccional a la cabina<\/li>\n<li>Nivellaci\u00f3 precisa<\/li>\n<li>Control de l\u2019exc\u00e9s de velocitat<\/li>\n<li>Limitadors amb interruptor de seguretat<\/li>\n<li>Il\u00b7luminaci\u00f3 d\u2019emerg\u00e8ncia<\/li>\n<li>Desbloqueig de portes des de l\u2019exterior<\/li>\n<li>Protecci\u00f3 de politges en moviment<\/li>\n<li>Mesures d\u2019accessibilitat<\/li>\n<\/ul>\n<p>Aquestes adaptacions s\u2019hauran de realitzar dins dels terminis establerts o com a <strong>condici\u00f3 per superar la pr\u00f2xima inspecci\u00f3.<\/strong><\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3feab48 elementor-widget elementor-widget-heading\" data-id=\"3feab48\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Refor\u00e7 de les condicions de seguretat estructural i electr\u00f2nica<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-05fa90b elementor-widget elementor-widget-text-editor\" data-id=\"05fa90b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>La normativa refor\u00e7a els controls sobre la <strong> seguretat estructural i electr\u00f2nica<\/strong> dels ascensors en servei. Obliga a dur a terme <strong>revisions m\u00e9s rigoroses<\/strong> de l\u2019estat de guies, cables, portes i cabines, amb l\u2019objectiu de detectar a temps qualsevol deteriorament que pugui afectar el funcionament segur de l\u2019equip. <\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t<div class=\"elementor-column elementor-col-66 elementor-top-column elementor-element elementor-element-39257bc\" data-id=\"39257bc\" data-element_type=\"column\" data-e-type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-2850968 elementor-widget elementor-widget-image\" data-id=\"2850968\" data-element_type=\"widget\" a l\u2019organisme competent<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0927c75 elementor-widget elementor-widget-text-editor\" data-id=\"0927c75\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>El Reial decret 355\/2024 estableix que tots els ascensors en servei han d\u2019estar <strong>degudament registrats <\/strong> i amb la seva informaci\u00f3 <strong>actualitzada <\/strong> davant l\u2019organisme competent de cada comunitat aut\u00f2noma.<\/p>\n<p><strong>Documentaci\u00f3 obligat\u00f2ria:<\/strong><\/p>\n<ul>\n<li>Dades t\u00e8cniques de l\u2019equip<\/li>\n<li>Historial complet de manteniment preventiu i correctiu<\/li>\n<li>Resultats de les inspeccions peri\u00f2diques<\/li>\n<li>Adequacions realitzades conforme a la nova normativa<\/li>\n<\/ul>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-53942fc elementor-widget elementor-widget-heading\" data-id=\"53942fc\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Possible necessitat d\u2019adequacions en instal\u00b7lacions existents<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f52d378 elementor-widget elementor-widget-text-editor\" data-id=\"f52d378\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Com a resultat de l\u2019entrada en vigor del Reial decret 355\/2024, molts ascensors hauran de ser adaptats per complir amb els <strong>nous requisits t\u00e8cnics i de seguretat.<\/strong> Aquestes adequacions poden incloure des de la incorporaci\u00f3 de sistemes electr\u00f2nics avan\u00e7ats fins a millores estructurals i d\u2019accessibilitat.<\/p>\n<p>Per determinar l\u2019abast de les intervencions necess\u00e0ries, es recomana realitzar una <strong> auditoria t\u00e8cnica detallada <\/strong> per part de
