The new ITC for Lifts will come into force this year. Alejandro, our Aszende Repair Engineer, explains what it is and highlights the main points to take into account:
Due to the age of the country’s lifts, it has become necessary to implement safety improvements in this type of equipment. More than 1 million buildings without lifts and 50% of lifts older than 25 years
This is what is suggested by the recent draft Royal Decree approving the new Supplementary Technical Instruction AEM 1 “Lifts” (hereinafter “ITC”).
This project focuses on improving the safety and use of the lift, both by the maintenance company and by the owner.
The most important obligations of the maintenance company are:
- To have civil liability insurance with minimum coverage of € 600,000 per claim.
- To develop a maintenance plan for each lift.
- To ensure, for a period of two years, that any deficiencies attributed in its operations are corrected, as well as any consequences arising from such deficiencies.
The most important obligations of the owner are:
- To have a lift operation manual available.
- To allow the lift to be used only after you have contracted a maintenance service.
- To ask the maintenance company to put the lift out of service if it does not have the required safety guarantees
The new ITC changes the frequency with which inspections are carried out. The periodicity is now:
- Every 2 years: for lifts installed in industrial buildings and public places.
- Every 4 years: for lifts installed in buildings with more than twenty dwellings or serving more than four floors.
- Every 6 years: for lifts not included in the above cases.
- A favourable inspection is required before the lift is put into operation.
Other safety improvements involving technical modifications to lifts include:
