It is not possible to give a general estimate for how much it costs to maintain the lift in a family home. You’ll find maintenance contracts from 30 euros per month upwards, depending on the make, model, dimensions, frequency of service, age of the lift and its condition, etc.

The change of maintenance of your lift must be specified in the contract.

Generally, the president of the residents’ association cannot change the maintenance company without the democratic approval of the association through a meeting of the owners. At Aszende, we advise you at all times on the various steps to follow.
Each maintenance company offers different types of maintenance contract. At Aszende we offer you three tailor-made plans:
– Optimum: Technical assistance from Monday to Sunday and public holidays from 8:30 am to 6:30 pm, 24-hour rescue, 24-hour telephone service, civil liability policy, no parts coverage. In addition, we cover the official periodic inspection.
– Optimum Plus: Technical assistance from Monday to Sunday and public holidays from 8:30 am to 6:30 pm, 24-hour rescue, 24-hour telephone service, civil liability policy; medium parts coverage. In addition, we cover the official periodic inspection.
– Premium: Technical assistance from Monday to Sunday and public holidays from 8:30 am to 6:30 pm, 24-hour rescue, 24-hour telephone service, civil liability policy, high parts coverage. In addition, we cover the official periodic inspection.
You can make any of the above plans VIP to include 24-hour technical support.
The standards and regulations you have to take into account depend not only on the country you are in, but also on the region or autonomous community. The frequency with which a lift must be checked varies according to the regulations in force in each area. However, the most common periodic reviews are:
- Regular: either once a month or quarterly.
- Special: when there have been significant modifications to the lift.
Spanish legislation requires all lifts to be registered (R.A.E.) and requires periodic maintenance by a specialist technician.
There is a wide range of maintenance plans, from a Premium Plus contract with full coverage to an Optimum contract with basic required coverage. At Aszende, all plans include breakdown care, preventive maintenance and a rescue service 24 hours a day, 365 days a year.
No, the brand of the lift does not have to be the maintenance company. If the company that installed your lift does not meet your needs, you are completely free to hire a new company for maintenance.

The frequency of lift inspections depends on the age of the lift. For greater safety, Aszende offers a predictive maintenance service, a remote service that allows us to resolve many incidents more efficiently and quickly from a distance, in addition to the usual checks.
Financial assistance
Here is Aszende’s summary of who can apply for financial assistance to improve housing accessibility, according to the provisions of the State Plan for Access to Housing 2022-2025:
- Owners of family homes.
- Owners of residential buildings for collective housing.
- Owners of homes which are part of a residential building for collective housing.
- Public administrations and public bodies.
- Owners’ associations, or groups of owners’ associations, constituted in accordance with the provisions of Article 5 of Law 49/1960.
- Cooperative societies composed of groups of owners of houses or buildings that meet certain requirements.
- Owners who, as a group, are owners of buildings which must also meet certain requirements.
- The construction companies, lessees or concessionaires of the buildings.
Within the State Plan for Access to Housing, the following are considered to be eligible for financial assistance:
- The installation of lifts, stair lifts, ramps or other accessibility devices.
- The installation of assistive products such as hoists to enable access for people with disabilities.
- The installation of information or warning elements.
- The installation of electronic elements or devices for communication between dwellings and the exterior, such as video door entry systems and similar.
- The installation of home automation and other technological advances that improve the autonomy of elderly or people with disabilities.
- Any intervention that facilitates universal accessibility in the interior spaces of residential buildings.
- Any intervention that improves compliance with the parameters established in the basic document on safety of use and access (DB-SUA) of the Technical Building Code.
Below, Aszende provides a summary of the amount of financial assistance per home:
- a) 4,500 euros per home when applying for installation in detached, semi-detached or terraced family homes.
- b) 8,000 euros per home and 80 euros per square metre of constructed area of commercial premises or other compatible uses. This financial assistance may be increased to 18,000 euros per home if a disability is accredited in accordance with the provisions of the State Plan for Accessibility.
- c) 3,000 euros per home when applying for homes located in a residential building for collective housing.
- d) In addition, 60% of the cost of the project, which may be increased to 75% if one of the persons residing in the home or building is a person with a disability.
Building works
Indicative durations for the building works are:
- 2 months for project initiation and approval of the project by the association of architects.
- 6 months on average (depending on the local council) to apply for the building permit.
- Between 3 and 9 months for the execution of the civil works.
- 1 month for the installation of the lift.
The power to be contracted depends on the characteristics and functionalities of the lift. However, it is essential that this be determined by a specialised professional.
Normally, a simple majority is required to install a lift in a residential block, although some autonomous communities or community statutes require other types of majorities. There are also exceptions, for example, if one of the neighbours is over 70 years old or there are people with reduced mobility, where a majority is not even necessary.
The cost to be borne also has exceptions depending on local statutes or laws. As a general rule, however, the installation costs, including maintenance costs, are apportioned according to the ownership ratio.
The exact shaft size you need will depend on the dimensions of the lift model you wish to install. However, there are minimum dimensions that you must comply with, 1.00 m x 1.25 m, according to the Technical Building Code (basic document on safety of use and access – DB SUA). After the building works have been carried out and the customised lift has been manufactured, the lift installation takes approximately one month. It should be emphasised that this is an estimate, as there may be factors that cause the total time to vary.
Nowadays, there are several public grants in Spain that aim to make it more accessible for everyone to install a lift. Plans such as the State Housing Plan 2022-2025, and the Plan for the Recovery, Transformation and Resilience of the Spanish Economy within the framework of European aid funds. The first plan established grants and financial assistance to improve accessibility in buildings, including support for the installation of one or more lifts.
There are also European Funds from NextGenerationEU, which support building renovation, and cover the installation of lifts and other vertical transport systems such as mobile ramps or stair lifts.
There are also programmes aimed at improving accessibility such as “Revalue your home”.
The price of a platform stairlift depends on many factors, such as whether it is straight, curved or customised, the brand, the size required, additional elements to be installed, installation location, etc.

No, jumping on impact will not save you in the event of a free fall, this widely held myth is false.
Lifts have safety systems that would not allow a free fall, it is practically impossible. If it did ever occur, it would be essential to follow safety instructions such as crouching or protecting your head until the systems activate to brake or reduce the impact. In fact, jumping can lead to more serious injuries.
It is highly unlikely that a lift will fall, due to the safety systems in place these days, in addition to the control and maintenance that all installed lifts must have, which bring even greater security.
There are mirrors in lifts for various reasons. They are intended to give a greater sense of spaciousness and also to provide security by being able to see what is going on inside at all times. They can also be installed for aesthetics, i.e. to enhance the design of the lift, or as entertainment for the passenger. They also make it easier to get in and out if you have any physical mobility problems.
The first thing to do if you find yourself trapped in a lift is to stay calm and press the alarm button.
- If the lift has two-way communication, the lift will call the emergency telephone number. If the lift does not have two-way communication, the user can call the emergency phone number. If there is no coverage inside the cabin, the best idea is to press the alarm button several times to warn your neighbours that you are locked in, so they can call the emergency telephone number.
Normally, there are stickers indicating the emergency telephone number inside the cabin, on the upper frame of the exterior door on the ground floor and on the access door of the machine room. When calling the emergency telephone number, the following information must be provided: Town, address, name and contact telephone number. You should also indicate how we can access the property.
Next, the technician will call the user and give them instructions. This is why the telephone line that has been provided must be left free.
While waiting for the technician, you must remain calm. You have to remember that the lift has stopped for safety reasons, so there is no danger. You won’t run out of oxygen either, all passenger lifts have air vents.
The lift in a residential block is considered common property and, therefore, all owners own the lift and have the right to use it and are responsible for its associated costs.
